ABOUT

The built environment is roughly a third of global emissions and nearly half of all material extraction — and it is the least-financed, least-advised part of almost every decarbonization plan. I started Built Futures because the people who own, build, and occupy space are making decisions with real capital and regulatory consequences, and most of them are making those decisions alone.

The name holds two ideas. Built is the built environment — the buildings we live, work, shop, and gather in. Futures is how I look at them: ahead, at what hasn't been built or improved yet, and at the policy and financial regulation heading toward it. There's a finance meaning in there too — a future is something you price today instead of waiting to pay for it later. That's the whole practice in a word: put a number on what's coming before it arrives.

Fifteen years across real estate and finance — underwriting, ESG, and low-carbon development, including the delivery of 300+ geothermal units and involvement in more than $500M in transactions.

I translate building performance into the terms that actually move decisions: financing access, insurability, compliance, asset value.
